Each loan application is considered upon its own merits and the loan facilities are structured and priced to suit the nature and specific requirements of the case with adherence to a prudent yet commercial approach to the traditional banking tenet of ‘risk and reward’.

We will not usually consider loans below £500,000 unless there is a strong prospect of additional business and it is rare that we would lend more than £5 million on a single transaction.

All loans are granted for a period that is appropriate for the transaction with repayment usually flowing from property sales or refinance.

We are comfortable lending to established companies as well as special purpose vehicles that have been incorporated specifically for the purpose of the development. Emphasis is placed on the project management team employed to deliver it so, when lending to a company, we usually require personal guarantees but are prepared to limit these as appropriate. Security generally consists of a mortgage debenture over the borrowing vehicle and/or a first legal charge over the property.
