What we do
CPF specialises in the provision
of residential development finance, commercial pre-let (or predominantly
pre-let) development finance and loans to acquire or retain investment
property where there is an opportunity to add value. We also
finance the purchase of sites/land where the intention is to
secure a predominantly residential consent.
We lend throughout England, Wales
and Scotland servicing the needs of small local, to medium sized
regional property companies.
We will not generally consider
loans below £200,000 unless there is a strong prospect
of additional business. The maximum we are prepared to lend is
£20,000,000.
CPF will lend for periods as
short as one month to service bridging requirements and will
provide a decision to lend within a matter of days, this being
assisted by a short reporting line.
Development loans are tailored
to the anticipated life of development with repayment flowing
from an agreed percentage of sales.
Investment property loans are
extended from periods as short as six months to five years.
