Restoration of former Barracks by Bourne Homes

Close Brothers Property Finance provided long-standing client Bourne Homes with senior debt development loan of £5.4m to support the development of 33 one and two-bedroom apartments at Officers Park, Mindenhurst, Surrey.

Bourne Homes, a Farnham-based, family-run housebuilder, has a strong reputation for delivering high-quality homes across the South East. Close Brothers Property Finance has supported Bourne Homes with development finance since 2011, supporting its growth ambitions through a partnership built on trust, consistency and deep understanding of the market.

Over the course of the lending relationship, Close Brothers Property Finance has funded approximately 120 homes for Bourne Homes across 13 development finance facilities, totalling more than £30m. This long-standing track record reflects the strength of our relationship banking approach, providing responsive, collaborative support that enables developers to progress schemes with confidence, even as market conditions evolve.

Officers Park is located within the former Princess Royal Barracks, occupying a secluded three-acre estate surrounded by exquisite mature woodland. The development includes the restoration and redevelopment of the art deco former “Officer’s Mess”, which resembles a historic manor house in both size and grandeur. The sensitive restoration has retained and restored original features, such as the parquet flooring and fitted new sash windows throughout. 

The redesign has paid tribute to the site’s unique heritage as the training centre and home of British Military Officers, while bringing forward stunning, high-specification apartments designed to meet local demand. From the outset, Bourne Homes approached the scheme with a clear objective: to deliver sensitively designed homes that respect the setting and create a unique place to call home.

The homes have been finished to a very high standard, with sweeping high ceilings, stunning views across the parklands and large and spacious living dining rooms in each of the newly configured apartments. The result is a development that combines the character of a truly historic location with the comfort and practicality required by today’s home buyers. 

Positioned close to Deepcut village, Officers Park benefits from excellent connectivity, with convenient transport links to central London and Heathrow Airport, as well as local amenities and access to natural surroundings. The location, coupled with the quality of the product, supported strong market interest from launch.

Works were completed in October 2025 and 75% of the new homes were sold within eight month, demonstrating the strength of demand for these well-designed and unique apartments in a well-connected Surrey location.
